Project Overview
Records Management and Technology Center for a federal agency. The project includes a 256K sf building on a 60-acre site in western Virginia. The program includes an Automated Storage Retrieval System for 750K cubic feet of paper storage. The new building will also house a digitization center, and administrative space for 450 personnel. The site includes 480 surface parking spaces, security facilities, and a maintenance facility. The innovative system provided by AutoStore is the largest in the country. The project was executed as a Design Excellence Design-Build procurement through GSA’s Region 3: View AutoStore Logistic’s technical presentation.
Services Provided:
As Project Manager for this Records Complex, we coordinated all aspects of the project from programming, budgeting, site selection, POR development, and design management on behalf of the government client. We acted as the primary liaison between GSA Region 3 and the agency. Primary activities include:
Site Selection: Coordinated client’s site and security requirements with GSA site acquisition process. Represented the client as a technical representative on the selection board.
POR Development: Adapted the client program of requirements to reflect the specific requirements of the emerging technologies and revamped business practices.
Design Coordination: Primary interface with design architect and GC’s pre-construction team to coordinate design reviews with client subject mater experts.
FF&E Procurement: Primary POC for procurement of furniture, security equipment, telephone equipment. Coordinated procurement of integrated building technology components with client’s financial manager.
Schedule Coordination: POC for integration of owner’s activities with GC master schedule.
Budget Development and Cost Reporting: Developed a financial model to track all project costs including site acquisition, project management, design, construction, FFE, and IT costs.
